Nairobi Title Deeds: Conversion vs. Ardhi Sasa Enumeration
In our previous article, we explained title conversion from a closed register. In this article, we focus on titles that have already been converted through the government’s land conversion process and do not require a separate conversion, but may still need to be enumerated and linked to the owner’s profile on the Ardhi Sasa platform.
If your title already bears a Nairobi/Block parcel number, such as NAIROBI/BLOCK XX/XXX, it may already reflect the converted registration system. However, you should still confirm that the property is properly recorded and visible on your Ardhi Sasa account.
What Is Enumeration?
Enumeration is the digital process of registering, listing, and linking existing property details and legacy land records to a verified owner's profile. It serves as a foundational step in populating the national land database with verified ownership information.
Core Purpose of Enumeration
- Links physical land or block parcels, including older or unmapped titles, to the owner's digital profile.
- Brings previously unlisted land records into the owner's dashboard through the dedicated Enumeration menu.
- Helps establish official recognition of the property and clarify ownership within the Ministry of Lands' digital system.
- Reduces the risk of missing-property errors when conducting a digital land search or initiating a transfer.
How to Check if Your Property Has Been Enumerated
The easiest way to check whether your property has already been enumerated is to log in to your Ardhi Sasa account and navigate to the My Properties section.
All properties that have been successfully enumerated and linked to your account should appear under My Properties.
If you cannot see the property listed there, it may not have been enumerated yet. In that case, you will need to initiate the enumeration process so that the property can be linked to your Ardhi Sasa profile.

Transactability: Properties may need to be properly enumerated and visible in the system before certain transactions, such as sales, leases, or charges, can be processed digitally.
Fraud Reduction: Enumeration helps ensure that property records are linked to legitimate proprietors whose identities have been authenticated through national identification records.
